Structural and general building work on Cap d’Antibes

Foundations, underpinning, stone masonry and structures: the invisible part of a project — the one that decides everything. We bring this expertise to exceptional residences on Cap d’Antibes, with the discretion and rigour for which we are known.

From the Cap to La Garoupe, we work at the finest addresses on Cap d’Antibes — a limited number of sites, carried through to perfection.

On Cap d’Antibes, structural work operates in the shelter of the pine groves: reworking grand estates, underpinning, structures opening villas onto the park and the sea. Solidity is deployed at the scale of entire domains.

Confidential access at La Garoupe, wooded parks, outbuildings: our sites are conducted like architectural projects, in the greatest respect for the privacy of the place.

Seismic zone 3: the threshold that triggers the seismic rules

The commune falls within seismic zone 3, described as moderate, under decree no. 2010-1255 — and not within zone 4, which covers most of the department. The point is not an administrative one. The classification governs the sizing of underpinning as of an added storey, and it decides what a floor, a ring beam or a cross wall must carry. It is the first piece of information we go and look for before drawing a load path, because it changes the design assumptions before it changes any work.

The threshold counts as much as the zone. On an existing category II building, the seismic rules of standard NF EN 1998-1 apply only beyond an increase of more than thirty per cent of the initial floor area, with a reference acceleration of 0.66 m/s². Below that threshold a general rule remains, demanding in its own way: works, of whatever nature, must not aggravate the building’s vulnerability to earthquake. Opening a load-bearing wall to widen an opening therefore falls under that obligation, even without a square metre added.

Before the first earthworks: the archaeology notice

Within the perimeter of the remarkable heritage site, the rule precedes the opening of the works. As soon as earthworks are planned, however minor, a notice must be filed three months in advance with the regional archaeology service of the regional directorate for cultural affairs. Underpinning, a foundation for an outbuilding, a simple levelling all fall within that scope. The delay is not negotiable: it is placed in the schedule, very early, on pain of halting work already under way.

The rule has a continuation during the works. Should ancient remains appear in the course of construction or demolition, a declaration must be made immediately to the mayor and to the regional directorate for cultural affairs. We therefore phase the earthworks accordingly: what is opened, is opened early, where that is unavoidable, and never in the last week of a tight programme. Ground uncovered early is ground whose surprises are known while there is still time to take account of them.

The high point of the Cap, the wind, and the arrival of plant

The Garoupe plateau is the high point of the Cap and its most wind-exposed sector. A structure is loaded differently there than in the heart of the canopy: bracing, roof-frame anchorage and the fixing of roof-covering elements ask to be taken back to calculation rather than carried over from habit. We survey the actual exposure before settling on a section or a method of assembly — the altitude is modest, the wind loading is not.

Then there is arriving on site. The Cap is served by a local access road network with no relief route: site traffic uses the same lanes as residential access. As the properties are walled and planted, the approach of a lifting appliance is prepared from the road, and encroachment on the classified natural area is excluded. A sound bearing, once secured, allows a complete renovation to treat the residence as a whole, bespoke finishes and interiors to sit on stable substrates, and an extension to place itself within what the regulation permits. Our crafts on Cap d’Antibes follow in that order.
