High-end renovation on Cap d’Antibes

The complete transformation of a residence, orchestrated from A to Z under a single point of contact — the director. We bring this expertise to exceptional residences on Cap d’Antibes, with the discretion and rigour for which we are known.

From the Cap to La Garoupe, we work at the finest addresses on Cap d’Antibes — a limited number of sites, carried through to perfection.

Renovating a Cap d’Antibes property means treating the residence, its outbuildings and its park as a whole: full refurbishment, code compliance, contemporary comfort served with absolute discretion.

A single point of contact steers an often large-scale site, from structural work to finishes, in one of the most preserved addresses on the French Riviera.

Renovating a property on Cap d’Antibes: the residence, its outbuildings, its park

The Cap is occupied by great properties set within planted parks, often accompanied by outbuildings: gatekeepers’ houses, service ranges, garden pavilions. A complete renovation here therefore rarely concerns a single building. It concerns an ensemble whose parts share neither the same age, nor the same use, nor the same exposure. The holiday building stock runs from the late nineteenth century into the twentieth: winter visitors’ villas first, then architect-designed villas of the interwar and post-war years.

That layering governs the method. A survey is established building by building before an overall programme is settled, because a villa of the 1930s and a garden pavilion of the previous century call neither for the same repairs nor for the same vocabulary of finishing. The park enters the reasoning on the same footing as the buildings: paths, levels and planting decide what a site can approach, and what it cannot.

A site classified since 1913: special authorisation before works on the Cap

Several quarters of Cap d’Antibes are classified as sites by orders of 3 May 1913: the Notre-Dame quarter around the Garoupe lighthouse, the Pinède quarter, the Bacon quarter, and the Notre-Dame quarter between the road and the sea. Those classifications were pursued in order to preserve this ground from mutilation or from sales that might have deprived the public of picturesque properties, to conserve the exceptional panoramic views and to prevent buildings disfiguring the beauty of the site. The natural site of the Cap is furthermore registered as a site, by an order of 20 December 1966.

The difference between the two regimes is decisive for a programme of works: on a classified site, works are subject to special authorisation from the prefect or from the minister responsible for sites, depending on their scale, whereas on a registered site a prior declaration suffices. Antibes furthermore has a remarkable heritage site with its own regulation, the latest documented version of which is dated December 2025. Since the Cap is a sector of the commune of Antibes and not a commune in its own right, each protection is verified against the exact perimeter of a given plot — never by generalisation.

Discretion, access, duration: running a site on Cap d’Antibes

The coastal path runs round the Cap in contact with the properties. It is at once a public right of way and a viewpoint from which the works are visible: a seaward façade is handled in the knowledge that it is being looked at, including during the site. Inside the Cap the situation is the reverse — the properties are among the most withdrawn on the Riviera coast, with no shared visibility between them. Discretion here is a material constraint as much as an expectation: narrow access roads, single entrances, vehicle rotations to be organised.

An overall work here calls on our other crafts building by building: structural and general building work to make good an outbuilding or a park retaining wall, bespoke finishes and interiors when the main residence recovers its materials, extensions and villa fit-outs when a pool, a pool house or an orangery completes the ensemble. The director holds the thread throughout. The area-served page devoted to the Cap brings these four crafts together.
