Renovating a terrace: check waterproofing before the finish

Substrate, falls, drainage and thresholds: what to examine before renovating a terrace on the French Riviera.

A worn terrace finish draws attention, yet an awkward outlet or defective junction may be the real issue. Before choosing stone or tiles, we examine the substrate, the route of water and connections to the residence. Renovation should improve the whole without adding a thickness that shifts the problem to a threshold or the room below. Appearance and water management have to be considered together.

Identify the terrace’s construction

A terrace on ground, a balcony and a terrace over an enclosed room require different assessments. The substrate, structure and existing layers must be understood. For a renovation in Villefranche-sur-Mer, we also record exposure and marks after rain. Earlier repairs, joints and fixings provide useful clues; the absence of a visible stain does not replace examination of interfaces. The proposed finish follows that understanding.

Restore a clear route for water

Falls, outlets and junctions must be consistent with available levels. Drainage is not solved by choosing a stone described as resistant. We check outlets, cleaning access and the way new work will join them. Thresholds require particular attention: reducing a level difference to ease movement must not undermine the residence’s protection against water entry. The intended route should remain effective after the finish is installed.

Have loads and fixings checked

A new floor build-up, lining, planter or equipment may change loads. The substrate’s capacity must be checked where necessary, using appropriate structural expertise. Guardrail fixings and penetrations are not independent of waterproofing. They should be designed and installed as critical details, with materials and assemblies compatible with exposure. A feature that seems decorative may still affect the underlying structure or the continuity of protection.

Choose a complete finishing system

The finish is coordinated with the substrate, any waterproofing, joints and installation method. A product substitution may alter the requirements of the whole system. We retain approved details and provide access to maintain outlets. Texture should also reflect wet use, exposure and cleaning products. Samples are considered outdoors, with the light and surrounding materials that will accompany them, rather than only under showroom lighting.

Hand over a usable, maintainable terrace

Final checks concern levels, junctions, drainage and protection as well as slab alignment. Covered parts should be documented at the appropriate stage. Bespoke finishes then continue the precision of the underlying work. Prepare plans, the history of leaks and intended alterations for a visit. A beautiful terrace is straightforward to use because water’s route was considered before the route taken by its occupants.
